History
Located in the Hurstbourne Lane business corridor Mulloy Properties, locally owned and operated since 1989, has become a leader in property management in the Louisville area. From the beginning our experienced professionals have managed from the only perspective that really matters-yours.
Lisa is from one of the leading real estate and construction families in Louisville. She began her career in real estate management with Peterson & Associates in 1990 and in 1992 joined Tim Mulloy, who founded Mulloy Properties. Lisa has been a licensed Realtor since 1994, a member of the National Association of Realtors and is a three time IREM (Institute of Real Estate Management) Award winner.
Lisa’s early experience gained by working in apartment and retail management proved a perfect lead in to association management in early 1995 when Mulloy Properties took on management of their first association. That association was Greenhurst Condominiums and Mulloy Properties still manages them today.
Lisa’s steady rise in the association management field is a result of dedication, strong work ethic, communication and organization skills and putting the needs of clients first. Those traits have been evident as she has restructured financial, insurance, maintenance, accounting and legal services at Mulloy Properties taking them to a level that is unsurpassed in the Louisville association management community.
In 2010, Lisa became a co-owner of Mulloy Properties LLC with Beth Holt and it is no coincidence that Mulloy Properties jumped to the top of the list as the premier association management firm in the Louisville area, expanding to a staff of 20 and 100 association clients.
Responsible for overseeing the day-to-day management of the company as well as many of the premier condominium communities in the area, Lisa has an impeccable reputation that is a result of creating a positive experience for each of her clients.
As a result of her superior service and attention to detail in every aspect of management, ranging from direct homeowner communication to supervising staff members, she has cultivated and maintained many long-lasting client relationships in property management.
With over 29 years of experience in real estate management, Lisa is well respected throughout the industry. Her experience and knowledge of the industry has made her an exceptional resource for her clients, who can be confident that she will take care of their investments as if they were her own.
The business of property management was a natural progression in Beth Holt’s professional life. She began her career in sales, working for TrueGreen ChemLawn in Louisville, where her accomplishments included increasing the company’s account base and organizing and implementing a successful team selling campaign.
Beth’s skills next took her to Cleveland-based State Industrial Products, where her position as a sales associate, and then as assistant District Sales Manager, routinely earned her recognition as winner of the President’s Club Award and the annual Achiever Award…not once, but each of the five years she worked for the company. Beth’s management skills took shape as she recruited and trained new sales staff, and worked with the territory manager developing sales projections, profit and loss statements, budgeting strategies and expense control measures.
Beth found her niche in property management with Louisville’s Bailey Property Management, supervising a staff of 20 – including leasing agents, bookkeepers, contractors and maintenance personnel. Beth managed the company’s day-to-day operations, dealing directly with property owners and tenants and developing new marketing strategies for the company’s 575 units. Her success was evident, with a 27% decrease in vacancies and a 20% increase in gross income
In 2004, Beth joined the highly respected Mulloy Properties team as an association manager specializing in managing condominiums and homeowners associations. Those same traits of dedicated professionalism, detail-oriented focus and commitment to execution and follow up made an immediate impact as Mulloy Properties saw increased efficiency in providing services to clients, resulting in an increased client base as more properties signed on.
In 2010 Beth Holt and Lisa Thieneman became co owners of Mulloy Properties LLC, merging two highly talented managers whose abilities are a perfect complement to a thriving property management firm.
With fifteen years of management experience her track record of success is evident as Mulloy Properties LLC has seen exponential growth and increased services to clients and she has accomplished this with her top priority being proactive communication with clients to improve and maintain properties.

Amber began her property management career 26 years ago with the United States Department of Housing and Urban Development (HUD) in Hesperia, California at Maple Leaf Realty. She stayed on through several HUD contracts with varying companies, eventually landing at Golden Feather Realty. With a reduction of inventory, the Hesperia office was combined with the Palmdale, California location and Amber was asked to run that operation. After several years she was then asked to transfer to Memphis, Tennessee to take over the office of a retiring manager. Looking for new opportunities, she agreed to transfer. She managed the states of Tennessee, Kentucky, and Indiana. Amber oversaw 15 employees and thousands of properties. She maintained that position until the contract ended in 2005.
That same year Amber decided to move from Memphis to Louisville to be with family moving there from the West Coast. Amber got the position of Office Manager at Mulloy Properties after moving to Louisville then property manager in 2016. During her time with Mulloy, she continued her education obtaining a Bachelor’s Degree in Accounting and then a Master’s Degree in business with a focus in Human Resources.
Amber has been involved with United Way and The Center for Women and Families.

Jennifer Tharp is a Property Manager for Mulloy Properties. She joined Mulloy Properties in May, 2019. She have over 10 years of property management experience specializing in condominium and community management.
Jennifer has also had additional training and obtained her Certified Manager of Community Associations (CMCA) and Association Manager Specialist (AMS) designations furthering her career. Her goal is to provide each and every community she manages with exceptional customer service while providing safe and enjoyable community living.
